We promise to secure a qualified tenant within 3 weeks, or we cover your first two months of management. Rent Appeal guarantees to rent your property in three weeks or less. If we can’t rent your property, we’ll cover the cost of your first two months of management.
The following conditions must be met to qualify:
1. The 3 Week term begins once the property is deemed “Rent Ready” by management. The property must meet Mangement’s standards of rent readiness prior to marketing the property.
2. The property must be vacant.
3. The owner may not restrict property against pets. Rent Appeal’s pet screening process will determine the eligibility of all tenants claiming pets.
4. If selecting the “Basic” service tier, you are required to purchase “RentReady Pro Photography”. Pro Photography is included with higher service tiers.
5. Owner must agree to a Fair Market Rent Price as determined by Management.
6. Certain conditions may disqualify a property’s eligibility for the 3 Week Guarantee. Generally speaking, these include market conditions, property location, property condition, an abundance of vacancies in the surrounding area, or other conditions outside of the control of Management. Management will notify the owner when eligibility conditions have been met prior to listing the property.
Rent Appeal guarantees every tenant that we screen and place. In the unlikely event your tenant is evicted, we’ll place your next tenant at a discounted rate
Rent Appeal has an eviction rate of less than 1%. Still, evictions are an unfortunate reality. In the unlikely event of an eviction, we will prorate your next tenant placement fee.
The following conditions must be met to qualify:
1. Tenant must have been placed by Rent Appeal.
2. Base monthly rent must be greater than $950.00/ Month.
3. Tenant fails to meet the initial term of the lease.
4. Management must place a new Tenant that meets our qualifying standards.
Our tenant guarantee also extends to four-legged members of the family. We pre-screen all pets and assign them a rating before allowing them to move in. And, if they happen to leave the home a little worse for the wear, we cover up to $3,000 in repairs.
Rent Appeal guarantees up to to $3,000 in pet damage as outlined in selected management pricing tier.
The following conditions apply:
1. Pets MUST be approved and listed on the lease. This guarantee is NOT available if Rent Appeal inherited the tenant or pet.
2. Rent Appeal will determine what is considered pet damage by industry standards and pre-existing conditions and life expectancy as evident by move-in inspection report, photos, and videos. For example, “Carpet” has a life expectancy of 10 years and it received substantial damage in year 5. Rent Appeal will provide a prorated coverage amount to cover the remaining life, as not to exceed the amount as stated in the selected pricing tier.
3. All work is to be performed by approved Rent Appeal contractors. No outside vendors will be allowed to complete the repair work.
4. Unauthorized animals are not covered.
